Code of Ethics

Code of Ethics

I will promote the advancement of professional property management through the mutual efforts of members of the Apartment Association of Northwestern Pennsylvania and by any other means available. I will place honesty, integrity and industriousness above all else; I will pursue gainful efforts with diligent study and dedication to the end that my endeavors shall always be maintained at the highest possible level. I will seek and maintain an equitable, honorable and cooperative association with fellow members of the association and with all others who may become a part of my business and professional life. I will comply with the principles and declarations of the association as set forth in its bylaws, and this code of ethics.

Education and Public Image

I will strive to promote the education and the fraternity of the association membership; to promote the progress and dignity of the apartment industry in creating a better image of itself in order that the public may be better served.

Honesty

I will be honest and sincere in the course of advertising for, and obtaining of, apartment residents, in discussions with other association members, and in all business relationships with others; and in this regard I will not make fraudulent, false, deceptive or misleading statements, misrepresentations or implications unwarranted by the facts or reasonable probability.

Operation of Apartment Units

I will promote, employ and maintain a high standard of integrity in the performance of all rental obligations and services in the operation of apartment facilities. I will not engage in price fixing or other such illegal and unethical practices which result in loss of the competitive nature of the apartment industry, but will maintain and operate all apartment units in accordance with fair and honorable standards of competition. I will not operate an apartment facility to the detriment of its neighborhood and will strive to give good and fair value for rents received. I will fully explain to each apartment resident the policy regarding his or her security deposit at the time it is received and will account for, and handle, the deposit fairly and in accordance with applicable laws.

Relations with Suppliers

I will establish high ethical standards of conduct with apartment rental agencies and others performing services for, or doing business with, the apartment industry.

Equal Opportunity

I will not discourage persons seeking assistance in leasing or renting apartments on the basis of race, color, religion, sex or national origin, but will serve all people equally in this regard.

Violation

I understand that a violation can result in disciplinary action up to and including expulsion from the Association.
